Construction - Revised July 22, 2026: Preamble: Gellatly Parc is a community that
benefits from a respectful, considerate, cooperative approach to day to day
living. We all make an effort to keep the property in good shape, safe and
enjoyable for all by: ·

door. If you leave the key in the lock, it remains unlocked so you can easily

system that allows visitors to call you, or for you to call your own cell
phone. Answer the call then press 9 to unlock the door ·
Note: during a power
outage only a key works Garage Door: ·
owners and renters are issued
a fob to remotely open the door. It closes automatically after a delay ·
it can be opened from the
inside using the large push buttons to the left of the door ·
in case of a malfunction try
rebooting the opener (turn off the switch on the ceiling beside the opener) ·
Note: during a power outage
neither fobs nor the buttons work. Pull the release cable at the top of the

Maintenance Tips: ·
occupants need to remove
window screens before annual window washing. The screen needs to be forced
toward the center post so the other side can be pushed out. Careful not to
drop it! This is nearly impossible because the curved screen springs require
so much force. Once a screen is removed, straighten the curved springs. Then
it will be much easier to remove and install the screen ·
GREE Heat Pump filters need
to be vacuumed regularly. Remove them by gently lifting and wiggling ·
Whirlpool fridge water filter
replacement is use dependent, (recommended every six months). Replace with WaterDrop WD-F07 filters that are available from Amazon,
or equivalent from a local supplier ·
fridge coils need to be
cleaned regularly for quiet and efficient operation. Whirlpool fridges need a
slot screwdriver or ¼” nut driver to remove 2 shipping screws (no need to
replace them) from the decorative grey plastic grill below the freezer then
gently pry 6” (15cm) from each end. Rinse it. Gently vacuum and wash the
black coils (probably obscured by built up dust) now visible behind two
openings in the frame ·
smoke and combined
smoke/carbon monoxide detectors need batteries replaced annually or when
chirping. All original 2017 detectors need to be replaced before 2027.
10-year rechargeable lithium-ion battery backed up units are available now so
battery changing is not necessary. A smoke detector is required in each
bedroom. A combination smoke/CO detector is required outside of each sleeping
area. All detectors must be AC wired interconnected ·
add water to the floor drain
near the water heater to avoid sewer gas smells ·
the dishwasher filter needs
occasional cleaning Appliance
Tips: ·
The Whirlpool dryer door can
be reversed. It takes some patience and effort, but it is not that difficult.

If your Whirlpool microwave
light won’t turn off, the triac on the control module needs replacing. Simple
fix: replace the hot incandescent bulb (turn off the sub panel breaker to let
the bulb cool off) with a cool LED bulb (available from Amazon) so you can
unscrew it when not needed. Cheap fix: replace the triac (requires removing
the control module, unsoldering the faulty triac and resoldering a
replacement triac available through Amazon). Expensive fix: replace the
control module. ·
If your Whirlpool fridge
regularly sounds like a helicopter, you can easily change the <$200 air
damper. Two screws and 2 tabs. Order part online from Whirlpool.ca or locally
from Canadian Appliance Parts in Westbank Plaza 97. Take a picture of the model
number tag. It is located on the ceiling just behind the left door. Other

panel. If anyone can explain this unnecessarily complicated arrangement,

labeling defy logic. This may help: -
PTAC - the Gree Heat Pumps (Packaged Terminal Air Conditioner) -
Heater - a baseboard heater -
Fan - the fan portion of the HRV fan/coil system (see below) -
Coil - the coil portion of the HRV fan/coil -
Lights - all lights and smoke/CO detectors and the telecom closet outlet -
Island - outlets on both ends of island (but not the dishwasher) -
Fridge and Dish(washer) each have their own breakers -
H20 Tank means Hot Water Tank -
Receptacles breaker does not handle all outlets. Some are controlled by sub
panel -
Sub panel may also control
microwave, kitchen counter outlets & washing machine Heat Recovery Ventilator (HRV): ·
each suite has a fresh air
exchange system with heat recovery comprising: -
a fan that exchanges air
through ducting to the roof controlled by one 15-amp 120-volt breaker -
a heat recovery coil
controlled by two 20-amp breakers ganged together to provide 240 volts -
ducting to distribute fresh
air to a vent near the ceiling in each room ·
some occupants choose to
leave the fan and coil breakers off to reduce noise and electricity use Miscellaneous:
